These lots are for the development of warehouses and other low impact industrial uses that are compatible with nearby residential or commercial uses. Industial uses are permitted which carry on their operations in such a manner that no nuisance factor is created or emitted. Storage that is contained or screened outside may also be permitted.
These lots are also for a limited range of industrial uses requiring restrictions as a result of a significant nuisance or hazard factor. Wherever possible, these uses shall be located as far as possible from residential districts and in such a way as to minimize the detrimental effect on other uses of land.
